Results
An area with less than 1.80 m of headroom counts in neither. The Carrez law does not apply to lots under 8 m², nor to cellars, garages and parking spaces.

Both areas are measured the same way: take the floors, deduct walls, partitions, steps, stairwells, ducts and reveals, and ignore anything under the height threshold. What changes is the scope. The Carrez area keeps enclosed, covered spaces, conservatory included; the habitable area excludes them.
That is why the tool shows the gap: the gap is what gets disputed. A buyer who discovers afterwards that part of the declared area was a conservatory has grounds for argument, and the seller has no answer if he never computed both figures.

Does a professional have to do the measurement?
Nothing obliges the seller, but an error against him is expensive: an area more than one twentieth below the declared figure entitles the buyer to a price reduction. A measurement by an insured professional transfers that risk, which is why it has become standard practice.
Do converted lofts count?
Yes for the part above the height threshold, in both areas. Below that threshold nothing counts, even if the space is finished and heated. It is the rule that surprises people most in lofts and mezzanines.
Can these areas be obtained from a drawing?
