When selling a unit in a co-owned building the stated private area binds the seller. A gap beyond the tolerance opens the door to a price reduction claim, proportional to the shortfall. Yet this figure is routinely copied from an old deed, a listing or an archive plan without ever being cross-checked.

Area calculation questions
Does the result count as a measurement certificate?
No. A binding measurement is done on site by a professional who takes on liability and records the actual state of the unit. FloorScan measures a plan, not a home: it is a preparation and cross-checking tool, not a certificate.
Are balconies and cellars counted?
Every detected room carries its name and area, and you decide what goes into the total: spaces outside the private area are deselected before export. Nothing is aggregated behind your back.
How accurate is a plan-based result?
It depends first on the scale: one legible, exact dimension gives areas reliable to the hundredth on a vector plan, a little less on a noisy scan. The delta that matters is never in the third decimal, it is in the room nobody had counted.
