For surveyors

Surfaces, perimeters and coordinates, to the meter, CAD-ready

FloorScan extracts Carrez surfaces, perimeters and coordinates in meters with CAD frame convention (origin bottom-left). Export to DXF, XLSX and JSON usable directly in AutoCAD, Civil 3D or your own computation scripts.

Accuracy on a calibrated plan (scale entered)

JSON

Raw coordinates export for your in-house scripts

Compliance for habitable surfaces and SHON/SHAB

Why surveyors pick FloorScan

Manually re-measuring an archive plan for a Carrez report takes 2-3 hours per lot. FloorScan automates the whole polygon extraction, surface verification and perimeter computation step, so you can focus on field control and certificate production.

The JSON export ships coordinates in meters with the CAD convention (origin bottom-left, Y up). Pipe it straight into your computation scripts, GIS tools, or import it as closed polylines into AutoCAD via the DXF with separate layers.

Everything you need

Manual scale calibration

Enter a known dimension, FloorScan computes pixels/meter and applies it everywhere.

Closed polygons in meters

Every room and footprint is a closed polygon with automatic area computation.

Habitable area (Carrez)

Automatic computation excluding spaces under 1.80 m ceiling (configurable). Per-room summary table.

DXF AutoCAD export

Separate layers (Footprint, Walls-Concrete, Walls-Partition, Rooms, Doors, Windows). $INSUNITS=6 (meters).

Raw JSON coordinates

All room, door, window and wall coordinates in meters in a script-friendly JSON file.

Manual contour editing

Adjust a vertex, add a point, close a polygon: the built-in editor does it all to the pixel.

Surveyor FAQs

What's the final accuracy of an export?

On a calibrated plan (you enter a known dimension), accuracy is ±2 cm on detected contours. Sufficient for 90% of professional uses (Carrez, SHON/SHAB, commercial areas). For regulatory metrology, on-site measurement remains mandatory.

Is the Carrez computation compliant with French law?

The algorithm applies the Carrez law: excluding spaces below 1.80 m ceiling, balconies, terraces, cellars, parking. The ceiling threshold is configurable. The result must be validated by a qualified surveyor before transmission.

Can I integrate the export with my GIS or ERP?

Yes. The JSON format is standard, parse it with Python, JavaScript or a SQL script for direct insertion into your GIS. The Business plan offers API access to automate analysis of entire lots without the web UI.
