Free takeoff software: the truth, tool by tool

Free trial, student licence, genuine free tier or nothing at all: each page says what is really free, what is not, and what you can do without paying.

Free AutoCAD

Short answer: no unlimited free version for commercial use. Three legal routes exist, none of them covers a company's day-to-day work.

Free Revit

Like AutoCAD, Revit exists only by subscription. And for many needs labelled "BIM", a cleanly exported takeoff is enough.

This is one of the rare cases where "free" means something. But commercial use and CAD exports stay behind the subscription.

Free Togal.AI

The product is good, the buying journey is long. If you just want to see what AI can detect on your plan, there is a more direct route.

Free Kreo

Kreo is a full estimating suite. That is its strength, and also why its free tier does not cover a real job.

A classic of on-screen takeoff, sold by licence, which assumes a Windows machine and an install.

Free Bluebeam

Excellent for marking up and circulating a plan. The takeoff itself stays entirely in your hands.

Free STACK

A solid web platform, built for the North American market. The free tier is for evaluating, not for producing.

Free Countfire

Very strong at counting sockets, light fittings or sprinklers. Much less so at producing floor areas and partition lengths.

Free Magicplan

Built to survey a room with a phone. Much less useful when the plan is already there, as a PDF, on your desk.

Free RoomSketcher

A plan creation tool, not a takeoff tool. That distinction changes everything when the plan already exists.

Free Quick Devis

A serious pricing engine, historically strong on technical packages. But it expects quantities you already know.

Free Attic+

A reference tool for French construction economists, sold the classic way: sales quote, licence, training.

Free Onaya

A management ERP, not takeoff software. It organises the company, it does not read your drawings.

Most pages answering "free takeoff software" are really selling a subscription by the second paragraph. These ones start with the answer. FloorScan obviously wants you to try it, but an article that wastes an hour of your time on a dead end serves nobody.
