Turn an existing plan
into a usable BIM model
Whatever you have at hand: an archive PDF, a scanned print, a photo taken on site. FloorScan reads the plan, measures the walls, places the openings, names the rooms, and writes an IFC4 model that Revit, ArchiCAD or Allplan open as objects. Surveying the existing building drops from days to minutes.
IFC4 delivery, the ISO 16739 standard, never locked to one vendor
Vector PDF, scanned PDF, an image or a photo: all reach the model
IFC, DXF, an Excel area schedule and a PDF report, from one survey
Surveying the existing building, without the days of data entry
On a refurbishment job the starting point is rarely a model: it is an old drawing, an archive PDF, a scanned print, sometimes a photo taken during the site visit. Modelling it takes hours of wall-by-wall redrawing, measuring every dimension before you can trace it. FloorScan does that work for you: the AI detects the walls, measures their thickness, tells bearing from partition, identifies doors and windows, rebuilds the rooms and their areas, then writes it all as BIM objects.
You keep control of what matters. The editor lets you fix a misread wall, rename a room, adjust the ceiling height before the file is produced. What comes out is not a frozen render, it is an IFC4 model your software opens and that you keep enriching with your families, phases and schedules. And the same survey also supplies the dimensioned DXF, the Excel area schedule and the PDF report for the people who stayed in 2D.
From a photo to a usable model
Any plan as input
Vector PDF, scanned PDF, a photographed JPEG or PNG: the analysis works on the image, not on CAD layers that no longer exist.
Scale reset in two clicks
A known dimension or the building's total floor area is enough: the model comes out in real metres, not at a rough scale.
Walls, openings and rooms recognised
Bearing walls told apart from partitions, doors and windows set on their wall, rooms named and measured automatically.
Fix it before exporting
The editor lets you rework a wall, move an opening or rename a room: the model leaves clean, not to be fixed downstream.
A deliverable IFC4 model
Typed IfcWall elements, openings that void the wall, IfcSpace with areas: the structure a BIM brief expects.
The 2D alongside
The same survey also produces the dimensioned DXF, the Excel area schedule and the PDF report for whoever stayed in 2D.
Plan to BIM FAQ
Does FloorScan replace Revit or ArchiCAD?
No, and that is not the point. FloorScan handles the upstream phase, the one nobody enjoys: reading an existing plan and turning it into measured geometry. Design, details, families, phases and schedules stay in your BIM software. We deliver the starting point, you keep your project tool.
How accurate is it from a scanned or photographed plan?
The geometry is as accurate as the source drawing and the scale you set. On a legible, properly recalibrated plan, wall thicknesses and room areas land within a few centimetres. A blurry or distorted print gives a rougher result, which is what the correction editor is for. Quick check on arrival: measure a door, it should be around 0.90 m.
Our BIM brief requires an IFC deliverable, is that compatible?
Yes. The export is IFC4, the current version of the ISO 16739 standard that BIM briefs and public tenders ask for. The model carries the project, site, building and storey hierarchy, walls typed bearing or partition, openings that genuinely void the wall, and rooms with their quantities. Open it in a free IFC viewer to check it before passing it on.
