Reveal returns, the blind spot of ETICS pricing

On an external insulation job the plain wall area is easy to estimate. The cost sits in the openings: two jambs, a lintel and a sill per window, each with its own cut of insulation, its profile and its finish. Across twenty openings those linear metres add up to several days of labour nobody priced.

The insulation panel starts from the openings detected on the facade and applies the rule: jambs = height x 2, lintel = width, sill = width. You get linear metres per opening and per type, then the matching surfaces once the thickness is entered. Nothing to retype, nothing to forget.

ETICS takeoff questions

How are the reveal returns computed?

From the real dimensions of each detected opening: the two jambs are twice the height, the lintel and the sill each equal the width. Those linears are then multiplied by the insulation thickness to give the cut surfaces.

Can some openings be treated differently?

Yes. Every element keeps its type (window, door, balcony, shutter box) and you can exclude or correct it in the editor before recomputing. A garage door with no insulated reveal drops out of the count in one click.

Does the R calculation replace a thermal study?

No. It is a series resistance calculation across the layers, very useful to compare two build-ups in a meeting or sanity-check an order of magnitude, but it does not stand in for a regulatory study signed by a thermal engineer.
