Why developers adopt FloorScan

On a block acquisition, you receive 30-50 PDF plans. Manually verifying the habitable area of each lot takes a full day. With FloorScan you analyze a lot in 30 seconds, spot the gaps between the plan and the deed (very common on old buildings), and renegotiate before signing.

The tool features a 3D view generated from the plan, giving you immediate understanding of circulation, room count, attic spaces. Combined with the Excel summary export (typology, surfaces, ratios, potential valuation), it's the ideal tool for fast portfolio screening.

Everything for due diligence

Automatic room detection

Kitchen, living, bedrooms, bathrooms, hallways β€” classified automatically with their surface.

SHON / SHAB computation

Automatic per-lot ratios to check compliance with local norms.

Typology detection

Studio, 1BR, 2BR, 3BR… auto-determined from bedroom count and living room.

Generated 3D view

Simple 3D model created from the plan, navigable. Visualize the property without a physical visit.

Before / after comparison

Import the vendor plan and your renovated project: FloorScan computes the valued surface delta.

Multi-lot Excel summary

One row per lot: surface, typology, ratios, computed price/mΒ² for your investment committee.

Developer FAQs

How many lots can be analyzed in parallel?

The Business plan unlocks session sharing across team members. Concretely, 5 analysts can process 5 lots in parallel, with their results visible instantly in the shared library.

Is the surface computation legally enforceable against the deed?

FloorScan is a decision-support tool. For a legally enforceable claim, a Carrez measurement by a qualified surveyor remains legally required. In practice, it's a screening tool before due diligence to avoid paying a surveyor for lots that won't be acquired.

Can we bulk-import 100 PDF plans?

Not via the web UI yet β€” it's on the roadmap. Meanwhile, the Business plan provides an API access to automate the analysis of a full 100+ plan portfolio with a Python script or n8n.
