A complete takeoff, not three isolated measurements
Pricing a job does not take one measurement, it takes fifty: the area of each room for the floor covering, the perimeter minus the door widths for the skirting, the linear metres of partitions to build or knock down, the ceiling height times that linear for the paint, the number of doors and windows by type. Taken one at a time these line items fill half a day. FloorScan produces them all together, from a single analysis of the plan.
The result comes out as structured data, not a screenshot: an Excel table with one row per room, the perimeter for the skirting, the area for the floor, the paint faces computed automatically, and your quantities marked up by the waste rate you choose. All that is left is to drop in your unit prices. The editor stays available to correct a detection before export, and the same plan also produces the DXF, the IFC model and the annotated PDF report.

Every room named and measured in real m², with its perimeter, ready for the floor covering line item.
Wall and partition linears
Measured in metres by wall type, bearing or partition, with or without openings deducted.
Skirting and paint faces
Skirting is the perimeter minus the door widths. Paint is the linear times the ceiling height, in m² per room.
Opening counts
Doors, French doors, windows and sliding bays counted and grouped by type and width.
Waste rate applied
Areas multiplied by the waste rate you choose, 10 % by default, grouped by trade package.

An Excel table with one row per room, plus a PDF quote generated with your branding and your price list.
Full takeoff FAQ
Does the takeoff hold up legally?
The takeoff is provided for guidance. It is a very good starting point for your quotes and purchase orders, but it has to be signed off by your estimator like any professional takeoff. Accuracy depends on the quality of the plan and on the scale you set before the calculation.
Can I use my own internal price list?
Yes, on the Business plan: you import your price list as XLSX and map each area, linear or work item type to a unit price. Quotes then come out already priced, excluding and including tax, with your logo and your legal notices.
Does the takeoff work on a scanned or photographed plan?
Yes. The analysis works on the image, so a scanned PDF, a photo of a paper print, a PNG or a JPG all work. Since there are no vector dimensions to read in that case, set the scale before the calculation: enter the known total floor area, or calibrate on a known distance in two clicks.
