Measure the living area
of a PDF plan in 30 seconds
Upload a PDF plan or an image: the AI segments every room and computes its area in real m², plus total living area, building footprint and perimeters. Excel export and PDF report included. Ideal for real-estate agents, surveyors, architects and QS professionals.
Every room named with its m² area and perimeter
Typical deviation after calibrating on a dimension or known area
Area schedule ready to attach to a file or a quote
No more measuring by scale ruler or mouse
Measuring a plan by hand — with a scale ruler on paper or by tracing polygons in software — takes 30 to 60 minutes per storey, and every forgotten room skews the total. FloorScan segments all rooms at once: the AI outlines each space, reads its name from the plan when written, and computes its area to the pixel from the detected scale.
Scale is everything: FloorScan detects it from the PDF's dimensions, the 1:S title-block scale or standard door widths, then you lock it by entering the known total area (listing, EPC) or calibrating on a dimension in 2 clicks. Every room stays editable — redraw a boundary, rename, and totals recompute instantly.
Every measurement at once
Named room-by-room areas
Living room 24.3 m², Bedroom 1 11.8 m²… names read from the plan or renamed in one click.
Total living area
Exact sum of habitable rooms — the key figure for the listing, file or quote.
Building footprint and walls
Footprint area, wall area, partition linear meters and interior perimeters.
Calibrate on a known area
Enter the m² from the listing or EPC: every measurement recalibrates automatically.
Visual room correction
A misdetected boundary? Redraw the outline in the editor, the area recomputes instantly.
Multi-sheet Excel export
Room area schedule, per-storey and per-project totals, coordinates — ready for your quote.
Frequently asked — area calculation
Does the measurement have legal value (certified surveys)?
No — a legally binding survey requires an on-site measurement by a professional. FloorScan is a takeoff aid: it gives you a reliable measurement in 30 seconds for a pre-study, a listing, a quote or a technical file, where manual measuring would take an hour.
How accurate are the computed areas?
It depends on the scale. With vector dimensions in the PDF or a known total area for recalibration, typical deviation is around 1–2%. On a scan with no scale reference, calibrate on a visible dimension (2 clicks) to get that precision back. Outlines stay correctable room by room.
Can I fix a misdetected room or add one?
Yes. The editor lets you redraw a room's outline vertex by vertex, merge or split spaces, rename, and add missing zones. Every edit instantly recomputes the room's area and all totals — before the Excel or PDF export.
