Go from a paper plan
to a digital BIM model
Capturing the existing building is the slowest phase of a BIM project. FloorScan brings it down to minutes: drop in a PDF, a photo or a scanned plan and get an IFC model with walls, openings and measured rooms, ready to open in Revit, ArchiCAD or Allplan.
Delivered as IFC, open and standardized, never locked to one vendor
Vector PDF, scanned plan or plain photo: all three lead to the model
The IFC model for BIM, the DXF for 2D, both from the same survey
As-built capture, without the week of data entry
On a renovation project the starting point is almost always an old plan: an archived PDF, a scanned print, sometimes a photo taken on site. Modeling it means hours of wall-by-wall redrawing, measuring every dimension before tracing. FloorScan does that work: the AI detects walls, measures their thickness, identifies doors and windows, rebuilds the rooms and their areas, then writes the whole thing out as BIM objects.
You keep control of what matters: the editor lets you fix a misread wall, rename a room, adjust ceiling height before the file is produced. What comes out is not a frozen render, it is a model that Revit or ArchiCAD opens and that you keep enriching with your own families and templates.
From photo to usable model
Any plan as input
Vector PDF, scanned PDF, photographed JPEG or PNG: the analysis works on the image, not on CAD layers that no longer exist.
Scale set in two clicks
One known dimension or the property's total area is enough: the model comes out in real metres, not at an approximate scale.
Walls, openings and rooms recognized
Bearing walls told apart from partitions, doors and windows hosted on their wall, rooms named and measured automatically.
Correction before export
The editor lets you rework a wall, move an opening or rename a room, so the model leaves clean instead of being fixed inside Revit.
Deliverable IFC4 model
Typed IfcWall entities, openings that void the wall, IfcSpace with areas: the structure a BIM brief expects.
2D alongside
The same survey also produces the dimensioned DXF, the area spreadsheet and the PDF report for everyone still working in 2D.
Frequently asked questions about moving to BIM
Does FloorScan replace Revit or ArchiCAD?
No, and that is not the aim. FloorScan handles the upstream phase, the one nobody enjoys: reading an existing plan and turning it into measured geometry. Design, details, families, phasing and schedules stay in your BIM application. We hand you the starting point, you keep your project tool.
How accurate is the result from a scanned plan?
The geometry is as accurate as the source plan and the scale you set: on a legible, properly calibrated plan, wall thicknesses and room areas land within a few centimetres. A blurred or distorted print gives a rougher result, which is why the editor lets you correct before export. Quick check on arrival: measure a door, it should be about 0.90 m.
Our BIM brief requires an IFC deliverable, is this compatible?
Yes: the export is IFC4, the current version of the ISO 16739 standard that BIM briefs and public contracts ask for. The model carries the project, site, building and storey hierarchy, walls typed bearing or partition, openings that genuinely void the wall, and rooms with their quantities. Open it in a free IFC viewer to check it before you send it on.
